Frequently Asked Questions

Restoring your timber flooring is a big home improvement project, not one you should take lightly. We want to make sure you are as informed as possible before you begin installing, sanding, and polishing your timber floors. So here are some of the most common questions asked about our services and our answers.

General Questions

Most jobs will take around five days, but they can vary greatly. It depends on how many square meters you have and how much work is needed. For example, a 100 square meter home in the Darling Downs areas of Toowoomba, Warwick, and Dalby with timber flooring - a living room, dining room, hallway, and entrance and 3 or 4 bedrooms - will take an average of five days.

It will take longer for larger homes, homes with complicated layouts or small hallways, and lots of closets. In addition, it takes extra time for stairs that need restoring, repairs, and carpet removal. Finally, if you want to stain your floors, that will add another day.

It’s your home, so yes, it’s possible. There are a few limitations, however. For example, when the finish is applied, it must be left alone to dry for 4 – 8 hours, depending on the finish system used. So, during this time, you could have some accessibility issues. We strongly recommend keeping off the finish for 24-hours. The noise of the sanding equipment is loud as well. Living in the house during the sanding and polishing process can be difficult, especially if main access hallways are being refinished. It may be best to stay elsewhere for a couple of nights to ensure the best results for your floor and the most comfort for you. Most of our customers stay with family, friends, or at a motel for a few days.

This is an important question. You do not want just anyone working on your flooring, especially if they have access to your house while you're away.

We don't work with subcontractors. Instead, you'll be working with Josh, the owner, and our own professionally trained employees. We ensure all employees are completely up-to-date with best practices. And we ensure that no employee will smoke, swear or play loud music in your home. This is a strict company policy, and we enforce it.

We have a $20 million liability policy and full Worker Cover coverage. Our QBCC license is #1313616. When you hire a Toowoomba timber floor polishing company, ensure they are fully insured in case of any accidents, however rare. If you want to know more, please ask. Unfortunately not. Because we’re not professional furniture removalists, our insurance won’t cover us. WorkCover won't cover us either. There are many professional movers available to hire if needed. We can help you move your appliances though.

We're happy to remove any carpet, underlay and tack strips from your floor and dispose of them. Just ask for that option to be added to your quote.

You may decide to remove the carpet yourself. If so, please get in touch first so we can provide instructions on how to do this without damaging the timber floor underneath.

We mainly work in and around Toowoomba, Highfields, Gatton, Laidley, Esk, Crows Nest, Dalby, Fernvale, Warwick and Blackbutt. We can make arrangements to travel to out of town areas like Roma.

Yes, most definitely. We offer a lifetime craftsmanship guarantee on all of our work. In over 20 years, our work has never had a problem, so that's an easy promise.

But, we have had a few rare issues with the quality of certain products over the years. For example, we used one particular brand of finish on four projects in Toowoomba, and all of them failed. So we went to bat for our customers with the finish manufacturer. We redid each of those floors at no additional cost to them.

Finishing and Staining Questions

There are definitely timber floor finishes that give off a strong solvent smell that can linger for weeks. It's not pleasant or healthy to live in those conditions. So we don't use any of those types of finish systems.

We specialize in two types of finish systems: water-based and buffing oils.

Both water-based and buffing oil finishes give off very little smell, especially the buffing oil. As the water-based finish dries and cures, the water evaporates, not toxic solvents. They do have a smell, but it's faint vs a solvent-based finish and will quickly dissipate.

Repair and Sanding Questions

Yes, we definitely can. However, we try to remove the minimum amount of wood when sanding down a floor. Your floors can only be sanded down 3-6 times throughout their lifetime. Any excess sanding can reduce that considerably. Some of the older floors we sand are on their last restoration. So, if the scratches are deep, it may be better to build up the timber height in these sections by replacing the boards with new, undamaged ones.

All wood expands and contracts. Humidity and heat effects the size of wood, which is why timber flooring can have gaps between the boards during different seasons. This natural process explains why the doors in your home may open fine one day and feel tight or get stuck the next.

If we filled in the large gaps in older homes, that filler would break up over time due to all the movement, especially in houses in Toowoomba without subfloors. That doesn't look good, and loose dried putty can damage the finish of your floor.

So, we don't fill the gaps between boards. We only trowel fill the floor with new glue-down parquetry installations.

Two of the most common damages to timber flooring are pet stains and water damage. Thankfully, repairing them is usually no problem. Often, we will need to replace the damaged boards as these stains have been there for quite some time, and often they don't sand out very well.

When we visit your home, we will evaluate the damage and include any repairs in our quote. If the carpet is covering the stain, we will have to remove it first to see the actual damage. If we find some damage, we will immediately inform you and make a joint decision on how to proceed.

Possibly. It depends on two main things:

FIRST: How was your floor installed? Our big machines cannot sand a badly installed, wavey floating floor. If it is properly installed on a flat sub-floor, then we may be able to. But it depends on…

SECOND: How thick is the wear layer? Far too many engineered floors have a very thin top layer of wood. Some are only a thin slice of veneer. In this case, not only is the wood layer extremely thin, but most likely, it has a tough aluminum oxide finish on it. To sand through the finish, we need to use quite aggressive sandpaper. Once it cuts through the finish, it can quickly cut through the thin layer of wood into the base layers of ply. Once that happens, your floor is ruined. So if your top layer is less than 2 to 3mm, the answer is probably no. There's just too much of a risk.

If you don't know how thick your top layer is. We will come and take a look for you.

For engineered floors, a great option is a recoat. This process doesn't sand the floor but still refreshes its look.

Yes, we are happy to sand under your appliances. However, please note that we're not licensed to do plumbing or gas work. Therefore, if they're connected to either of these utilities, you will need to have them disconnected by a professional before we arrive.

End of Project Questions

If we could have everything perfect, we'd tell you to wait a week before putting anything back onto your new floors. We'd even ask you to wait a week before walking on them. But we know that's not realistic for most people.

Most finishes cure to between 70% and 80% within two days. We strongly recommend waiting for at least those two days before moving back in. If you can wait longer, then please do so. If you can't, then please be extra careful. We will give you specific cure times for the finish you select, but please note that these are not exact. It depends on the temperature, humidity, and other factors.

Also, please use felt pads for your furniture when you move it back in. And replace these annually as they will attract dust and debris that can scratch your floor if not changed regularly.

Lastly, with area rugs, we suggest waiting two weeks before putting them back, longer if possible.

Yes, it will. Timber is photosensitive, which means it reacts to overexposure of sunlight, direct or indirect. Many different factors can cause them to fade quicker. Cheap oil-based finishes will change color in the sun quicker than some other finishes. On the other end of the scale, high-end water-based finishes include UV inhibitors that will protect your floors against the sun for longer, but they too can't fully prevent mother nature doing it's thing. And some water based finishes can go a milky colour as they age, so that's something to keep in mind too.

If you use area rugs, the color difference after sunlight exposure will be noticeable, especially with an oil-based finish. If your floors are exposed to direct sunlight, we strongly recommend a higher grade of finish with UV inhibitors. We also highly recommend installing window shades and awnings, or to apply window tinting film to filter out some of the UV rays.

Several things can impact your timber floor's life. Do you wear dirty shoes inside? Do you have a dog who lives in the house, and are their nails regularly trimmed? Do they have the run of the house? Will you stay on top of the sweeping and cleaning needed? Are there good mats at every entrance? Do you use felt pads under chairs and tables? Will you use runners and area rugs?

All of these things impact your floor's life. If you take good care of your floors, you can get more than 20+ years out of them. But treated poorly, the same floor could last for two years and then need recoating.
